Apartment Complex Bin Cleaning: Carts, Corrals and Dumpster Pads on One Property
An apartment complex is a different animal from a street of houses. Instead of two cans at the curb, you get rows of carts in a corral, a couple of dumpster pads that have not been washed since the place was built, a valet trash program, and a leasing office that wants you gone before the morning rush of residents heading to work.
Why Apartments Are Worth It
If you have worked through Bin Cleaning for Property Managers With Dozens of Rental Homes, you already know the value of one decision maker with a lot of work. An apartment complex concentrates that work in one spot. No driving between stops. One gate, one leasing office, one statement.
The smell around the trash area is also one of the first things a prospective tenant notices on a tour. Leasing managers know that. Clean pads and carts help them rent units, which is your best sales point.
Walk the Property Before You Quote
Never quote an apartment complex from the satellite view. Walk it with the maintenance supervisor and count:
- How many cart corrals or trash enclosures there are, and how many carts in each
- How many dumpster pads, and what condition they are in
- Where the water access is, if you need it
- Which gates are locked and who has the keys or codes
- When the hauler empties the dumpsters and carts
The last one is the key. Just like a house, you want to clean right after the hauler empties things. Ask the supervisor for the pickup schedule and write it down.
Setting Up the Property
Make the property owner or management company the client. Then decide how to break up the site. For a small complex, one address with a good set of notes is enough. For a large one, it helps to add each building's corral or each pad as its own address under the account: "Building C corral," "North dumpster pad." Each one gets its own can count, its own notes and its own line on the statement.
That way the crew sees exactly which enclosure they are at, and the manager can see exactly what was cleaned. If one pad gets skipped because a moving truck was parked on it, the statement and the job history show which one.
Tag the account Commercial. If you serve several complexes under one management company, keep them under that one client so the regional manager sees everything in one place.
Access Notes for Every Enclosure
Apartment trash areas are often locked to keep out illegal dumping. Put the access details on each address so they show on the crew's phone:
- "Corral gate code is in notes, update with leasing office monthly"
- "Key to north pad enclosure on ring at maintenance shop, return before leaving"
- "Check in at leasing office first on the first visit of the month"
There is a full guide on this in Site Contacts and Access Notes for Commercial Bin Cleaning: Keys, Lockboxes and Gate Codes.
Timing Around Residents
Residents walk past the trash area all day. Pressure washing while someone is trying to throw a bag away is a complaint waiting to happen. Most complexes want you early on a weekday, after the morning commute, or mid-afternoon. Put the window in the notes and put the stop on the route where it fits.
On the dispatch board, set the route order by hand when an apartment has a time window, then auto-route the rest around it. The crew sees the same order on their phones.
Pads Are Their Own Job
A dumpster pad is not a cart. It is a slab of concrete with years of leaked trash juice, grease and who-knows-what baked into it. It takes longer, uses more water and often needs degreaser. Price it as its own line on your service list, separate from cart cleaning.
Before and after photos matter even more here, because the difference on a pad is dramatic. That before photo of a black-stained pad next to the after photo of clean concrete is the best sales material you will ever have for the next complex.
Billing the Complex
Set the account to Monthly billing. The management company gets one statement each month listing every corral and pad cleaned, each line labeled with its address. If the client has several complexes, every address from every complex appears on that one statement, clearly labeled.
Larger management companies often pay by check or through their own vendor process. Decide whether you require a card on file or accept checks against the statement. Either way, past-due follow-up handles anyone who drifts.
Next Steps
Apartments reward companies that walk the site, write good notes and photograph everything. For the full set of tools behind commercial work, visit the commercial bin cleaning software page.
